Home Construction Process

john-bailey-talking1We value clear communication and we want to keep you in the loop at all times. Our home construction process is carefully designed to make sure we’re always on the same page.

Your time is important and we’d like to use it wisely. Therefore, here’s an overview of our custom home construction process, to give you an idea of what to expect when you work with Anchor Custom Homes.

Process

1. Initial meeting:

After you express interest in building with us, we will give you a questionnaire to fill out and send back to us. Our goal is to gain a clear perception of your needs and wants in order to present you with choices that match exactly what your are trying to achieve. During this initial meeting we’ll display to you our available floorplans and finishes, as well as an idea for pricing of the finished product.

2. Unfolding:

The goal on this stage is to have all the pricing and lot selections in place. At this point we’ll survey the specific floor plan on the specific lot, so that we can draw your home’s floor plan in preparation for the next phase. We will also be signing the contract and addendums as well as making a few of the initial selections needed to start construction.

At this point Anchor will require the rest of your down payment, and an approval letter from your bank for the sale amount. The client will be given an user and password to our software. This software facilitates communication thru the process, and keeps you posted on the schedule of phases of construction.

3. Project launching:

This meeting will bring together a complete package—contracts, addendums, the survey, and finalized drawings. We will also give you a timeline for when you will need to make decisions about customized finishes to your home. (We space these decision deadlines out through the process so you’ll have plenty of time to choose). On this stage we are to start the construction. During this meeting, we’ll finalize decisions on the floor plan and land. Anchor Custom Homes will require $2,500 deposit, which will be accounted as part of your down payment.

4. Construction Walk:

Framing Walk:

We will meet you on site and walk through your newly framed house. During this tour, you should expect to get a very good idea of how the spaces feel and flow throughout the house. You’ll want to pay attention to the placement of doors and windows. You will also be presented with a set of customizing choices to be made at this time (these will be noted on the schedule given to you at the Engaged meeting).

Mechanicals Walk-Through:

During this on-site tour, we will walk you through the electrical placements. We’ll show you where your A/C units, electrical panel, and water cut-off will be. You will also have an opportunity to make sure your outlets, TV connections, etc., are set up to perfectly fit your family’s needs.

Pre-Closing Tour:

You’re getting close! During this tour, you’ll be able to see the progress of the cabinetry and countertop installation. You will also see any color samples you requested on the walls and will make a decision on interior wall colors.
At this point the house should be almost complete, so you’ll want to really pay attention to details. Anchor prides itself in having a special eye for those “small” finishing touches that make a new house spectacular, and our primarily goal is your satisfaction.

5 Closing:

Anchor’s goal is to make this process completely stress-free. At closing, you will once again see the same faces you have seen throughout the entire custom home construction process. At the end, you will be presented with the comprehensive owner manual that Anchor puts together for clients. It contains key elements of your house such as drawings, surveys, subcontractors list, warranty information and procedures.

6. Follow-up:

This meeting will occur about 45 days after you have moved in into your home. Anchor’s team will contact you and in some instances visit you in your home to ensure everything is working properly.
